Even though our Land Contract program is only one of the many ways that we buy houses, it offers more benefits, to more sellers, in more circumstances, more often, than any other buying method. In the past, we have used this creative tool to literally rescue people from financial disaster, relieve their anxieties and save their equity, credit and sanity.
HERE'S HOW IT WORKS
In order to qualify, your home must be in good condition (some cosmetic work is O.K.) and must be located in Hamilton or Butler Counties. Also, your mortgage payments must be reasonable for the value of your home.
If your house does not fit these qualifications, we have other programs that can meet your needs. If your house does fit these qualifications, we can take the next step. We will agree with you on a fair price for your home. Then we will draw up the Land Contract tailored to your situation and sign the paperwork.
Once the document is signed, we will begin the process of marketing your home to a homeowner who will love it! Because we market many homes this way, we have a list of people who could afford a house like yours and would love to live in it, but for a variety of reasons can't qualify for a traditional mortgage at this time.
In case you are wondering, these reasons have little to do with lack of income or credit.
When we find a qualified buyer for your home, we will move him in and help him qualify for a bank mortgage. As soon as he qualifies, we close the sale and you get paid. In the meantime:
